• Farmhouse: Check In: Anytime after 4:30PM | Check Out: 10:30AM
• Glampground: Check In: Anytime after 2PM | Check Out: 11AM
• No smoking inside the farmhouse and please clean up cigarette butts when smoking outside
• No pets without prior approval and are subject to additional fee
• We’d love to be the backdrop for your special event (birthday parties, graduation parties, baby showers, weddings etc.). Events are permitted with approval and are subject to an additional fee. Contact us to discuss!
• No decorations without approval (e.g. balloons, signs) and no glitter or confetti
• No candles anywhere on premises
• The outside of our property is under video surveillance
• No entering the barns without approval or a BBVF staff member
• No snow mobiles, ATVs, RVs etc. without permission; hook ups are subject to an additional fee
• No hunting on the property

While we hope you have an incredible experience during your Upstate NY farm stay, we also expect you to treat our home with respect and care. All guests will sign the “House & Farm Stay Rules” agreement upon check in. While we understand that mishaps happen and things spill, stain or break, but please tell us when they do. We reserve the right to keep your security deposit and charge additional fees for anything damaged.
